Masterplan
Riverlabs is a 28 acre life science campus adjacent to GSK’s Ware facilities. Our exciting vision for the campus will be delivered in multiple phases – Phase 1, totaling 90,255 sq ft, will be operational from Q2 2025. The campus will combine highly specified laboratory space with unparalleled amenity. Situated on the banks of the River Lea, with direct river access, and benefiting from onsite sports facilities such as tennis courts, playing fields and a 5-a-side football pitch, Riverlabs provides the perfect environment for life sciences businesses to thrive, both inside and outside of the lab.

Because we are retrofitting existing, purpose-built lab space and not starting from scratch we can pass on huge rent savings compared to other laboratory space in the Golden Triangle. The vision for Riverlabs is to create an exemplar sustainable development that aligns with the UN Sustainable Development Goals and the RIBA 2030 Net Zero Climate and Bio-Diversity Challenge. Full electrification of the campus will allow Riverlabs to become an operationally net zero carbon campus. By re-purposing our existing buildings, rather than knocking down and starting from scratch, we estimate embodied carbon savings of c.75% versus the equivalent new build!

Phase 1 availability
Phase 1 of Riverlabs’s redevelopment will provide 90,255 sq ft of CL2/3 lab space over 3 floors. The existing building will consist of refurbished lab and write-up units of practically any shape and size up to 90,255 sq ft with high spec services such as; Air handling units providing flexible extraction up to 28 air changes per hour, ducted fume cupboard provision, and bottled laboratory gases hard piped throughout the buildings.
